Your 11-Step Journey

Every Citrus Glen home follows this proven process. Most families complete Steps 1–11 in 10–16 weeks.

Initial Consultation

A free 30-minute call or meeting with your DTC project coordinator. We discuss your goals, budget, timeline, and land situation. No pressure, no obligation.

1–3 days

Choose Your Floor Plan

Browse our three available plans — the Palmetto, Citrus, and Evergreen. Tour a model home if available in your area. Discuss customizations and upgrades with your coordinator.

Lot Selection & Assessment

Choose from our available parcels or bring your own land. We conduct a free site assessment: soil test, setback review, access road check, and utility availability confirmation.

3–10 days

Financing Pre-Approval

Work with our preferred lending partners or your own lender to get pre-approved. We support conventional mortgages, construction loans, and land+home packages. Pre-approvals typically come back in 24–72 hours.

Purchase Agreements

Sign the lot purchase or use agreement along with the home construction contract. Contracts are plain-language with no hidden fees. A DTC attorney reviews all documents before closing.

Permitting & Engineering

We submit all building permits to the county on your behalf. This includes site plans, wind load engineering, septic or utility hookup permits, and any HOA approvals required. We handle the bureaucracy so you don't have to.

Site Preparation

Land clearing, grading, and site leveling. Driveway and utility trench installation. Foundation pad construction (concrete runners or piers per plan and soil report). Final inspection before home delivery.

Home Delivery & Placement

Your modular home arrives from the factory in sections and is crane-set onto your prepared foundation. Most placements are completed in a single day. The home arrives 90–95% complete from the factory.

Utility Connections & Finish Work

Electrical, plumbing, HVAC, and water connections are made by licensed Florida contractors. Exterior trim, siding, gutters, and landscaping are completed. Interior touch-ups finalized.

Final County Inspection

County inspectors visit to issue your Certificate of Occupancy (CO). We coordinate the inspection scheduling and attend with you. The CO is required before you can legally move in.

Keys & Move-In

Your DTC project coordinator does a final walk-through with you, hands over your warranty documentation, and gives you the keys. Welcome home. A 1-year builder warranty covers all workmanship and materials.

Frequently Asked Questions

Modular homes are built to the same local and state building codes as stick-built homes — they're inspected at the factory and again on-site by county inspectors. Manufactured homes (often called mobile homes) are built to HUD federal standards, which are different. DTC builds modular homes that qualify for conventional financing and are treated by lenders and appraisers exactly like site-built homes.
Yes, within limits. We offer a range of standard modifications: moving non-load-bearing walls, adding or removing a bathroom, changing kitchen layouts, adding a garage or carport, and upgrading finishes. Major structural changes (adding a full story, moving exterior walls) aren't available on modular builds. Your coordinator will walk you through all available options at the consultation.
We handle all site preparation as part of the DTC program. This includes clearing, grading, foundation prep, driveway construction, and utility trenching. You don't need to coordinate or manage any of this yourself. We do require access for a standard semi-truck (minimum 12-foot clearance) for home delivery.
Every Citrus Glen home includes a 1-year builder warranty covering all workmanship and materials from your move-in date. Factory-installed components (HVAC, appliances, plumbing fixtures) carry their own manufacturer warranties — typically 1–5 years. The structural frame carries a 10-year warranty. Extended warranty options are available through our insurance partners.
We're flexible. If you have a licensed Florida contractor you'd like to handle the site work or utility connections, we can coordinate with them. All on-site work must still pass county inspections and meet DTC specifications to maintain your warranty. Contact us early to discuss how to incorporate your preferred contractors into the project plan.
