Lender runs a hard pull on your credit. FHA requires 580+ score. Conventional typically needs 620+. VA has no minimum.

Receive your pre-approval letter stating the maximum loan amount. Valid for 60–90 days. Share with your DTC coordinator to proceed.

Financing FAQs

Yes. Citrus Glen homes are built to Florida state building codes and permanently affixed to their foundations. They qualify for Fannie Mae, Freddie Mac, FHA, VA, and USDA loan programs exactly like a site-built home — because legally, they are the same. This is different from manufactured homes (HUD code), which have more restricted financing options.
FHA loans require a minimum 580 credit score (with 3.5% down) or 500–579 (with 10% down). Conventional loans typically require 620+. VA loans have no official minimum, though most lenders prefer 580+. USDA loans generally require 640+. If your score is below these thresholds, our coordinators can suggest credit repair pathways — many clients improve their score enough to qualify within 3–6 months.
Yes, in many cases. If you own your land free and clear or have significant equity in it, a construction-to-permanent lender can often use that equity as your down payment contribution. The land must be appraised, and the lender will look at comparable land sales. This is one of the most powerful paths for families who already own rural property in Central Florida.
Closing costs typically run 2–4% of the loan amount in Florida. On a $180,000 loan, expect $3,600–$7,200 at closing in addition to your down payment. These cover title insurance, origination fees, appraisal, and county recording fees. Some DTC lot+home packages include seller concessions that can offset closing costs — ask your coordinator about current promotions.
No. DTC is a homebuilder and lot program — we are not a lender. We have preferred relationships with Florida-based lenders who specialize in modular home financing and can move quickly. You are always free to use your own lender or bank. Our team will provide whatever documentation your lender needs (builder contracts, specs, cost breakdowns) at no extra charge.
Florida Housing Finance Corporation (Florida Housing) offers down payment and closing cost assistance for first-time buyers and qualifying non-first-time buyers in certain counties. Many of our service counties also offer local HAP (Homebuyer Assistance Programs). USDA Section 502 direct loans can provide 100% financing in rural areas. Ask your DTC coordinator about current programs available in your target county — eligibility and availability change frequently.
