Multiple paths to homeownership — we'll help you find the best fit for your situation and budget.
Every buyer's situation is different. DTC works with lenders experienced in all three of these approaches.
The most common path. Works exactly like buying any home — you get a standard 30-year fixed or ARM mortgage once the home is complete and titled to the land.
Ideal if you own your land or are buying land and home together. A construction-to-permanent loan funds the build in draws, then converts to a regular mortgage at completion.
Bundle a DTC lot purchase and your home construction into a single loan. Simplifies paperwork and often reduces closing costs by combining two transactions.
Adjust the sliders to see how different prices, down payments, and rates affect your monthly cost.
*Estimate only. Term: 30 years. Does not include PMI (if applicable) or HOA fees. Consult a licensed Florida lender for exact quotes.
Getting pre-approved is faster than you think — most applicants have an answer within 48 hours.
Fill out a standard mortgage application with your lender. We can connect you with Florida lenders experienced in modular home financing.
Provide W-2s, tax returns (2 years), bank statements, and ID. Lenders verify income, assets, and employment status.
Lender runs a hard pull on your credit. FHA requires 580+ score. Conventional typically needs 620+. VA has no minimum.
